Monthly payment, including Mello-Roos
Buyers - Inland Empire & San Diego
Principal, interest, taxes, insurance, HOA and the special assessment most calculators leave out entirely. If a payment quote has surprised you, this is usually why.

What these tools deliberately do not do
There is no automated home-value estimate here, and that is on purpose. An algorithm cannot see that your kitchen was redone last year, that the house backs onto a road, or what the last three comparable sales actually closed at after credits. We would rather tell you what we think it will sell for and how we got there than give you a number we know to be a guess.
There are no school ratings, crime scores or neighborhood rankings either. Steering buyers using those proxies is exactly what fair housing law exists to prevent, and we will not do it - however it is dressed up. What we will do is point you at the public sources so you can research an area yourself, which is both lawful and considerably more reliable than anyone's composite score.
And nothing here calculates a tax bill. We are brokers, not tax advisers. The Prop 19 tool estimates assessed value; what you owe is a question for someone licensed to answer it.
Every tool here produces an estimate from figures you supply. None is a quote, an appraisal, a pre-approval, or legal, tax or financial advice.
Would rather just ask someone?
