This generator needs JavaScript, which is not running right now. The short version for a financed buyer: photo ID, 30 days of pay stubs, two years of W-2s and tax returns, two months of bank statements with every page, and a written explanation for any large deposit. For a seller: photo ID, your mortgage payoff figure, the property tax bill, permits for any work, and the disclosure package.

The two that hold everything up

Every page of every bank statement, including the ones that say "this page intentionally left blank". Underwriting rejects partial statements, and the request usually comes back a week later.

An explanation for any large deposit. Money that appears without a paper trail has to be sourced before a loan can close - and "it was a gift from my parents" needs a gift letter and evidence of the transfer, not just the sentence.
