Seller net proceeds
The sale price is the number everyone quotes and almost never the number that matters. This is what actually reaches your account once the loan, the commissions, the county and the escrow company have all been paid.
This calculator needs JavaScript, which is not running right now. What comes out of a California sale, in rough order of size: your loan payoff, brokerage commissions, the county documentary transfer tax, escrow and title fees, and any repairs or credits negotiated during escrow.
Call 619-987-6543 or ask for a valuation and we will put real numbers against every line for your property.
What you would net
An estimate from the figures you entered. Your escrow company's settlement statement is the authoritative version, and it will differ - prorated taxes, HOA transfer fees and per-day interest all land there.
The line people forget
Paying off your mortgage is not a cost of selling - it is returning borrowed money - so this tool keeps it separate when it works out what selling actually costs you as a percentage. Lumping the two together is how sellers end up believing it costs 60% of their home to sell it.
What genuinely comes out of your side is commissions, transfer taxes, escrow and title, and whatever gets negotiated during the inspection period. What it costs to sell goes through each one and which are actually negotiable.
General information, not legal, tax or financial advice. This tool does not calculate capital gains or any tax you may owe on a sale - that depends on your basis, your improvements and your filing situation, and is a question for your tax adviser.
