- Looking to buy - Financing first, then what to look for, then what happens once an offer is accepted. Read in order if you are early; skip ahead if you are not.
- Thinking of selling - What it costs, what actually adds value, and the tax questions that decide more than people expect. The situational pieces are at the end.
- In escrow right now - In the order it actually happens. If you are mid-transaction and want to know where things stand, the answer is usually in the first one.
- I own a home - Not selling, not buying - just decisions that come with owning property in California. Property tax, ADUs, and what happens when a home passes to family.
- Investing - Income property is a different discipline from selling houses. The questions are about tenancy, returns and financing rather than kitchens.
