Prop 19 property tax estimator

Two quite different things share one name. One half lets some homeowners carry a low tax base to a new home. The other decides what an inherited home is reassessed at. This estimates both - and for a move, buying before selling and selling before buying give genuinely different answers.

This estimator needs JavaScript, which is not running right now. In short: a base year value transfer lets qualifying owners carry their existing assessed value to a replacement home, with anything paid above a benchmark added on top. For an inherited family home, the exclusion covers the parent's assessed value plus a fixed statutory amount, and value above that is added to the new base.

The figure this uses, and when it changes

The intergenerational exclusion is the property's factored base year value plus $1,044,586. That amount applies from 16 February 2025 to 15 February 2027 and adjusts again on 16 February 2027. Take the figure current on your own transfer date from the California State Board of Equalization - not from any website, including this one.

Two things this tool will not do. It will not tell you whether you qualify - that turns on age, disability status, occupancy and timing, and the assessor decides it. And it will not calculate any tax you owe on a sale; that is a different question with a different professional.

Proposition 19 covers both halves properly, including the deadlines - the three-year filing window for a base transfer, and the one-year occupancy requirement for an inherited home.
