Temecula & Murrieta

Two cities that get treated as one

Temecula and Murrieta sit next to each other on the I-15 and get lumped together constantly, but they do not trade identically. Murrieta runs newer and more uniformly suburban. Temecula carries both large master-planned tracts and, on its eastern edge, something quite different: the wine country and the semi-rural parcels around De Luz and Los Ranchitos, where lot sizes, well and septic questions, and access roads all enter the conversation.

Old Town Temecula is its own thing again - the historic core, with the commercial and mixed-use stock that comes with it.

Acreage changes the questions

Once you are on a larger parcel east of the freeway, the due diligence stops being about finishes. Water source, septic condition, easements and access, fire clearance requirements, and what the zoning actually permits all matter more than the kitchen. These are answerable questions, but they need answering before you are in escrow rather than during it.

Mello-Roos, again

As in Menifee, a lot of the newer subdivisions here sit in Community Facilities Districts, and the annual amount varies by tract. It is the single most common thing that makes a monthly payment land differently from what a buyer expected. We check it before showing, not after.

Why it connects to the rest of what we do

The I-15 is the spine of this whole business now. Eissa lives in Menifee just north of here, and the brokerage has worked San Diego County - an hour south down the same freeway - for over 30 years. People moving between those two ends of the corridor are a large part of what we handle, and it is genuinely useful to have one firm that knows both.
