A county, not a market

San Diego does not behave as one market and pricing it as though it does is how people get their expectations wrong. The city's older neighbourhoods carry Craftsman and Spanish Revival stock on small lots with alley access and detached garages. The eastern communities - La Mesa, El Cajon, Rancho San Diego - run heavily to post-war ranch and later tract construction on larger parcels. Chula Vista and the south county are newer again, and Escondido and Poway inland are different from both.

Age of construction is the practical thing that follows from this. An older San Diego property is a different inspection, a different insurance conversation and a different renovation budget from something built in the last twenty years, and the gap does not show up in a listing price.

Commercial and income property

Residential is not all of it. The firm has handled commercial sales and leases across the county throughout its thirty years, and income property is a distinct discipline from selling houses - the questions are about returns, tenancy and financing rather than kitchens. If that is what you are looking at, say so early and the conversation will be a different one.

Lending under the same roof

The advantage of a family brokerage that has stayed in one county this long is unglamorous: we have seen these neighbourhoods through several cycles, we know which streets have which problems, and the person who answers is the person who will handle it.
