What the housing is actually like

Menifee is a young city - it only incorporated in 2008 - and most of what trades here reflects that. The stock is dominated by master-planned single-family subdivisions built from the late 1990s onward, which means attached garages, open floor plans, and lots that are generously sized compared with anything on the coast. Sun City, on the western side, is the exception: an older Del Webb-era community with a very different, smaller, single-story housing type and its own age-restricted rules.

Neighbouring Canyon Lake is different again - a gated community built around a private lake, with its own association and access rules that materially affect both what you pay and what you can do with a property. Wildomar and Lake Elsinore, further down the I-15, run older and more mixed.

Mello-Roos is the thing people get caught by

A large share of the newer subdivisions here sit inside Community Facilities Districts, so the annual tax bill can run meaningfully above the base rate, and the amount varies street to street rather than city to city. Two otherwise comparable houses a few blocks apart can carry very different carrying costs.

The commute question

Menifee sits on the I-215, which joins the I-15 down at Murrieta. That geography is most of the reason the area exists as a housing market: it is reachable from San Diego, Orange County and Riverside, and priced differently from all three. Whether that trade works for you depends entirely on where you actually need to be and how often - which is a conversation worth having honestly before you buy, because the drive is the thing people underestimate.
